On the November 24th edition of Cecil TV, host Rob Chirnside welcomed local realtor and musician Al Peteraf to discuss the current real estate market and his long-standing passion for music.
Peteraf, representing Integrity Real Estate (with offices in North East and Harford County), explained that over the past three years, housing inventory has been unusually low. He attributed this not to a shortage of homes, but to homeowners holding onto their historically low mortgage rates around 3%, while current rates hover in the mid-6% to low-7% range. This rate disparity has discouraged moves and reduced available listings.
Looking ahead, Peteraf believes inventory will gradually improve in the coming year, making it a solid time for sellers to consider entering the market. He emphasized that buyer affordability is heavily affected by interest rates, especially at entry-level price points.
When advising sellers, Peteraf noted that most buyers today prefer “turnkey” homes. Upgrades such as new roofs, HVAC systems, windows, kitchens, or bathrooms typically help homes sell faster and at better prices, but he cautioned that sellers should consult a professional to avoid over-investing.
He encouraged anyone “on the fence” to reach out to a local real estate agent for an evaluation, calling the current moment a promising opportunity.
In addition to real estate, Peteraf touched on his 40-year music career, celebrating the release of his 15th album, Mystery, by United State of Mind, now available on vinyl and major streaming platforms. The interview closed with camaraderie and a promise of a future musical appearance.
